Quick answer

Facebook and Instagram ads work well for real estate in India because buyers discover projects visually: walkthrough videos, location advantages, price and EMI details. The best results usually come from instant lead forms with qualifying questions and click-to-WhatsApp ads, followed by fast calls and site-visit booking. Typical cost per lead is about ₹300–₹1,500, higher for premium projects. Use the Housing special ad category if Meta requires it for your ads, show your RERA registration number, and judge results by cost per site visit and cost per booking, not just cost per lead.

Why Meta ads work for real estate in India

  • Property is visual: videos, drone shots and sample-flat tours on Reels and Stories show what text ads can't.
  • Buyers start browsing early: many people discover projects months before they actively search, and Meta reaches them during that time.
  • Precise location reach: target people living or working near your project, in feeder areas, or in cities with strong demand.
  • Quick enquiries: instant forms and WhatsApp make it easy for buyers to ask for a brochure or price list.
  • Retargeting: remind people who watched your video or visited your website with offers and site-visit invitations.
  • Lower cost than many portals: you own the leads and aren't sharing them with other builders.

Two rules to know first: Housing ad category and RERA

Meta's Housing special ad category

Meta treats ads for selling or renting homes as a special ad category (Housing) in many markets. When this category applies, Meta limits some targeting options, for example age, gender, detailed interests and very small location areas, to prevent discrimination. If Ads Manager asks you to declare the Housing category for your property ads, do so; ads that should be declared but aren't can be rejected.

The good news: real estate ads still work well under these limits. Strong creatives, clear offers, broad audiences around the right locations and good lead forms matter more than detailed targeting.

RERA requirements

Under the Real Estate (Regulation and Development) Act, 2016, ads for registered projects must show the project's RERA registration number and the state RERA website where details are listed. Put them in the ad creative or text and on your landing page. State rules can add requirements, so check your state RERA's guidelines.

Also avoid misleading claims: "assured returns", unrealistic price tags ("starting ₹25 lakh" when no unit is available at that price) or possession dates you can't commit to.

Targeting: who to reach

  • Location first: people living or working in the project's area and feeder localities (for example, IT corridors near a residential project). If the Housing category applies, Meta may require a minimum radius, so use broader areas.
  • City-wide for premium projects: luxury buyers may come from across the city, so test broader location targeting.
  • NRI buyers: run separate campaigns in countries with large Indian communities (such as the UAE, the US, the UK and Singapore), in the time zones they're active, using the targeting options available for your ad category.
  • Advantage+ audience: often performs well when your creatives clearly show the project, price range and location.
  • Retargeting audiences: video viewers (50%+), lead form openers, website visitors and WhatsApp conversations.
  • Lookalike or seed audiences: based on past buyers or qualified leads, where available for your category.

Creatives that bring serious buyers

  • Walkthrough videos of the sample flat or 3D renders, 15–30 seconds, vertical for Reels and Stories.
  • Location advantages: "10 min to Metro, 15 min to Whitefield IT park" with a map graphic.
  • Price and EMI clarity: "2BHK from ₹68 lakh*, EMI from ₹52,000/month*" with clear terms. Price clarity filters out casual leads.
  • Construction progress updates to build trust.
  • Amenities shown through short clips rather than long lists.
  • Genuine buyer or resident testimonials, with permission.
  • Offers: limited-period payment plans, free modular kitchen or registration offers, only if real.
  • RERA number visible on every creative where required.

Lead forms that filter time-wasters

Real estate leads vary hugely in quality. Add qualifying questions to your instant forms:

  • Budget: ranges like "Under ₹60 lakh", "₹60–90 lakh", "Above ₹90 lakh".
  • Configuration: 1BHK, 2BHK, 3BHK, villa or plot.
  • Timeline: immediately, within 3 months, 3–6 months, just exploring.
  • Purpose: self-use or investment.
  • Preferred site-visit day (optional).

Use the Higher intent form type, show the price range on the form intro, and add a thank-you screen with a WhatsApp or call button.

Lead handling: from enquiry to site visit

  1. Call within 5 minutes. In real estate, buyers enquire with several projects at once; the first caller often gets the visit.
  2. Send a WhatsApp message immediately with the brochure, price sheet, location pin and RERA details.
  3. Qualify on the call: budget, configuration, timeline, loan needs.
  4. Offer two specific site-visit slots ("Saturday 11 am or Sunday 4 pm?"), with pickup if you offer it.
  5. Confirm the day before and share the location on WhatsApp.
  6. Follow up after the visit within 24 hours with a cost sheet and next steps.
  7. Track every stage in a CRM or sheet: lead, contacted, qualified, visit booked, visited, booking.

For brokers and channel partners

  • Focus on a micro-market: "2BHK and 3BHK homes in Whitefield under ₹1 crore" works better than "all properties in Bengaluru".
  • Run multiple projects as a carousel with price ranges, and let buyers choose on WhatsApp.
  • Rentals and resale: use clear photos, rent or price, and locality in the first line.
  • Follow builder guidelines: many developers have rules for how channel partners can advertise their projects; check before running ads with project names.
  • Mention your own RERA agent registration where required.

What to measure

MetricWhy it matters
Cost per leadShows ad efficiency, but not lead quality
% leads contacted within 5 minutesThe biggest driver of site visits
Cost per qualified leadLeads matching budget, configuration and timeline
Cost per site visitThe most useful day-to-day measure for real estate
Cost per bookingThe real return on your ad spend

Send qualified lead and site-visit events back to Meta (through a CRM integration or the Conversions API) so it learns which people become real buyers.

Should you also run Google Ads?

Yes, once Meta is working. Meta creates demand by showing your project to people who weren't searching yet; Google captures people searching for your project name, locality or "2BHK flats in [area]". Many developers use Meta for launch and site visits, and Google for project-name and locality searches. Read Facebook Ads vs Google Ads and see our Google Ads service.

Common real estate ad mistakes

  • Hiding the price: attracts many unqualified leads.
  • Slow follow-up: calling leads the next day loses most of them to other projects.
  • Not declaring the Housing category when required, which leads to rejected ads.
  • Missing RERA details in ads and landing pages.
  • Only image ads: video tours usually perform much better.
  • Judging by cost per lead only instead of cost per site visit and booking.
  • Misleading offers or "assured returns" claims.
  • No retargeting of video viewers and past leads.

Frequently asked questions

Do Facebook ads work for real estate in India?

Yes. Facebook and Instagram ads are widely used by Indian developers and brokers because property is visual and buyers browse early. Good results depend on clear pricing, video creatives, qualifying lead forms and fast follow-up.

What is the cost per lead for real estate on Meta in India?

Typically about ₹300 to ₹1,500 for most projects, lower for plots and affordable housing, and higher for premium, luxury and NRI campaigns. Costs depend on city, price, offer and creatives.

Do I need to use the Housing special ad category?

If Meta asks you to declare the Housing category for ads about selling or renting homes, you should. It limits some targeting options but ads still perform well with strong creatives and broad location targeting.

Is RERA number mandatory in real estate ads?

For RERA-registered projects, the RERA Act requires ads to show the registration number and the state RERA website address. Check your state RERA's guidelines for any extra requirements.

Which is better for real estate: lead forms or WhatsApp ads?

Lead forms usually bring more leads; WhatsApp ads often bring more engaged buyers. Many projects run both and compare cost per site visit.

How much budget do I need for a real estate project launch?

It depends on your booking target, price and conversion rates. Many mid-segment launches spend ₹1–5 lakh a month on Meta. Use the planner in this guide to estimate your budget.

How do I improve real estate lead quality?

Show the price range, add qualifying questions on budget, configuration and timeline, use the Higher intent form type, and call every lead within 5 minutes.

Can I target NRIs with Facebook ads?

Yes. Run separate campaigns in countries with large Indian communities, such as the UAE, the US, the UK and Singapore, using the targeting options available for your ad category and their local time zones.

Can brokers and channel partners run Meta ads for builder projects?

Yes, but check the developer's guidelines for using project names and creatives, and show RERA details where required.

What creatives work best for property ads?

Short vertical walkthrough videos, location advantage graphics, clear price and EMI details, construction progress and genuine buyer testimonials.

How long before real estate ads bring site visits?

Leads often start within a day or two. Site visits usually follow within the first one to two weeks if the team follows up quickly.

Can iBACT Digital run real estate ads for my project?

Yes. We plan and manage Meta campaigns for developers, brokers and channel partners, with creatives, lead forms, WhatsApp campaigns and follow-up scripts, from ₹7,999 a month plus GST.
